You can buy and sell real estate without a license. But most states have a limit of how many deals you can do in one year. In Illinois for example you can only do 6 deals before they want you to get licensed.

With the new buyers agreement form needed to be able to show houses, how would you approach the uninterested buyers now who might not want to commit to signing an agency agreement to be able to check out a house?

I’m in the south of France at Keller Williams since January but like to change. Keller is good but it’s not where I see me for long time. I have lovely colleagues but have a problem with the working routines in the south in general. I love my freedom and like to do more the ‘modern’ stuff aka social media bc it already worked for my old business. It’s not so common there and you’ve always this standard coaching like babysitting. I don’t want to hustle day in and day and at the end pay the franchise with my commission. The commission splits here are different. From 10.000€ commission there’s always 20% of for taxes. Than: KW -10% for the agency and from the rest you get 55% as a non-capper (or all of it if you reached your cap which is at 90.000€ a year). So for 10.000€ it’s 3960€ (-23% social fees and taxes) Exp: 10.000€ -20% taxes (government) and from the rest you get 75% as a non-capper (the cap is at 80.000€) =6.000€ (-23% for the social stuff, healthcare, retirement) Monthly fees: KW 150€ Exp 60€ I’ll come to the US one day for sure. 😅

Just curious, when you tell the neighbor that they may be interested in getting to know their new neighbor, what do you mean? Is the idea that they may run into the person who is going to buy the house when they swing by the open house, or am I missing something? Thanks.
